Condensation in the Attic – An attic without proper ventilation can trap heat and moisture inside. In addition to causing damage to the attic insulation and the roofing structure itself, the condensation can be so severe that it could leak through the ceiling. At this stage, your attic may also smell of mold and mildew. Most of today’s roofs like the GAF Lifetime Roofing System are equipped with ridge vents. If yours doesn’t have them, the ridges may need to be modified by a professional roofer. Alternatively, solar-powered ventilation systems can be installed to your existing roof.

Plumbing Problems – If you have a multi-story home or if you’ve had your plumbing routed through the attic, plumbing issues may cause what looks like leaks in your roofing system. The first thing to do is to isolate the source. Check the bathrooms, and make sure all faucets, showers and toilets are not overflowing. Look at the areas where these pipes are routed. Once you have found the source, turn off the check valve for that particular area, and call a plumber.

Clogged Gutters – If you need one reason to regularly clean your gutters, it’s because clogged gutters can cause rainwater to back up into the roof deck, through the attic and into your home. Also, the overflowing rainwater can collect at the house foundations, causing further damage. Simply cleaning your gutters every six months can help minimize such problems. Also, consider investing in gutter protection systems to minimize the need for cleaning and maintenance.

Ice Dams – Ice dams are caused by inadequate attic insulation. As the heat from the attic warms the roof surface, the snow on the roof melts, flows down the slope and refreezes at the edge. This will eventually lead to ice dams and icicles, the latter of which can be dangerous to anyone who happens to walk directly under them. Making sure the attic has sufficient insulation before winter sets in can help minimize ice dams.
