A good, solid roof is a must when buying a new home. If you’re in the market for a new house and have the opportunity to visit the property, make it a point to inspect the roof. You should look for the following:
1. The Roof’s Age
The first thing you should ask a realtor, even before you schedule a visit, is how old the roof is. Don’t be turned off if the roof is 10 to 15 years old. A standard asphalt shingle roof usually lasts 20 to 30 years with proper care and maintenance, which means you’ll still be able to get several years of service before the roof is due for replacement.
2. Transferable Warranties
If the roof is still within its warranty period, ask the realtor if the warranty is transferable. Major roofing companies like GAF offer warranties that can be transferred to the next homeowner, which can give you the peace of mind knowing the roof is warranted for both materials and workmanship. Transferable warranties can also benefit your insurance premiums.
3. Roof Ventilation System
A sloped roofing system has ventilation vents at the ridges that vent hot and humid air from the attic. A properly-ventilated attic is less likely to have been damaged by trapped heat and moisture. If possible, ask the realtor if you can climb into the attic. If it feels hot and humid inside, it’s probably not getting enough ventilation.
4. Missing Flashing
Check the roof from all sides of the house, and pay attention to breaks on the roofing plane. These areas should have intact flashing, with no loose or dislodged pieces. Flashing in this condition indicates the roof is well-maintained and is less likely to give you problems over the years should you decide to buy that house.
5. Water Stains
Keep an eye out for water stains on the ceiling, particularly on the upper-story ceiling if it’s a two-story home. Some realtors may try to cover such stains by painting over them, but the smell of fresh paint would be noticeable. Unless they painted the entire ceiling, the difference in texture would also be visible.
