As your roof ages, it will reach the point where repairs would be impractical, and you would be better off with having it replaced. Here are the signs that you need to look into replacing your roof.
Your Roof Is Over 20 Years Old
Asphalt shingle roofs are expected to last 20 to 30 years. A roof that’s beyond its expected lifespan will show visible signs of aging, such as curling shingles. Granules would be falling off the backing material, resulting in “bald” shingles. While it is possible to have some of the shingles replaced, keep in mind that these shingles were originally installed at the same time. Most of the roof will have the same problem sooner or later.
Pinholes In the Attic
A standard roofing inspection routine should include an inspection from the attic. Time your attic inspection during a sunny day. Turn off any electrical lighting, and see if there are pinholes of light coming through the roof. They indicate holes that may not be readily visible from the ground, yet are indicative of a deteriorating roof. If light is able to penetrate the layers of a standard roof – outer roofing, underlayment, decking, insulation – so can rainwater.
Damage to the Roof Framing
The roof framing is its skeleton. It consists of parts, such as beams, joists and rafters, all of which are made of wood and are, therefore, vulnerable to damage caused by heat and moisture. It can also be damaged by uneven settling due to foundation problems or incorrect DIY modifications.
Keep an eye out for rot, warping and mold growth as well as more obvious signs, such as crooked rooflines. If the roof is in such a condition, it is better to have the framing rebuilt. It won’t be able to provide structural support, and repairs won’t be a practical option at this point.
